Signs You Need to Rewire Your HDB Flat

Signs You Need to Rewire Your HDB Flat

Many HDB flats in Singapore, especially those over 20–30 years old, are still running on their original wiring. While electrical systems are built to last, insulation and components do degrade over time — and an ageing circuit is one of the most common causes of home electrical faults.

Warning signs to watch for

  • Frequent trips at the DB box — your circuit breaker tripping regularly, especially when running multiple appliances.
  • Flickering or dimming lights that aren't caused by the bulb itself.
  • Warm or discoloured switches and sockets — a sign of overheating connections.
  • A persistent burning smell near outlets or the switchboard.
  • Buzzing sounds from switches, sockets or the DB box.
  • Old rubber or fabric-insulated wiring instead of modern PVC-insulated cabling.

Why it matters

Beyond inconvenience, degraded wiring is a genuine fire risk and can damage sensitive appliances through voltage fluctuations. If your flat is due for a renovation, a full or partial rewire is one of the most valuable (if least visible) upgrades you can make.

What a professional rewire involves

A licensed electrician will assess your existing circuits, upgrade your distribution board to current safety standards (including RCCB/ELCB protection), and replace ageing cable runs — all while working around your renovation timeline.

If you're seeing any of the signs above, it's worth getting a proper inspection before small issues become expensive ones.
